Home Inspection Information for Homeowner
Dear Homeowner,
Apple Inspections has been contracted to perform home inspection services at your home for the prospective buyer and we thank you for your hospitality in allowing us to help our client. Our inspectors are certified members of the American Society of Home Inspectors (ASHI) of the local St. Louis ASHI chapter. We perform all inspections to the ASHI Standards of Practice for home inspections and adhere to the ASHI Code of Ethics. We realize that we are guests in your home and make every effort not to disturb your belongings and leave your home in the same condition that we found it, including the condition of lights, window and door positions and thermostat settings.
For your information, the following is a brief overview of the inspection process, items and areas that are inspected:
Exterior: We walk the roof when possible, inspecting the roofing material, chimneys, vents, and flashings. We examine the exterior wall covering and trim, gutters & downspouts, porches, decks, site conditions & surfaces (driveways, walks, retaining walls, and grading), electrical outlets, and hose bibs.
Interior: We verify operation of windows, doors, cabinets, kitchen appliances, lighting and outlets/switches. Along with the condition of walls and floor coverings.
Plumbing: We operate all permanently installed plumbing fixtures, checking for leaks, water flow, drainage, and function of water heater.
Heating/Cooling: Operation of heating/cooling systems, weather permitting (A/C not tested when temperatures are too cold to safely operate the system).
Electrical systems: Service wiring condition, distribution equipment and components (panel box), and proper operation of safety devices (GFCI / AFCI outlets/breakers).
Foundation/Basement: We examine the foundation walls, floor framing, and bearing structures.
Attic: We attempt to enter the attic space, conditions permitting, to determine type and amount of insulation, condition of framing, roof decking, and type of ventilation.
